Summer in the Pacific Northwest is short, and we hope you're making the most of it—whether that means spending time with your kids, grandkids, and friends, or simply enjoying your inner kid.

While you're relaxing on the deck, grilling burgers, or working in the yard, take a few minutes to look at your home through a homeowner's eyes.

The dry summer months are the least expensive time for exterior maintenance. Once fall rains arrive, small problems often become much larger—and much more expensive—repairs. Water finds every small crack or weakness, and once it gets behind siding or trim, the damage can multiply quickly. That's especially true here in the Pacific Northwest, where moisture is our home's biggest enemy.

Your Mid-Summer Home Maintenance Checklist

Take a walk around your home and see if you notice any of these items:

Inspect exterior caulking around windows, doors, vents, and trim. Replace any cracked or missing caulk before the rainy season.
Look for peeling paint or exposed wood on fascia boards, rafter tails, siding, trim, and window casings.
Check for soft or rotted wood around doors, windows, deck posts, and exterior trim.
Look over your roof from the ground. Watch for damaged shingles, loose flashing, or areas where moss is beginning to grow.
Make sure gutters and downspouts are secure and flowing properly so water drains away from your home's foundation.
Trim shrubs and tree branches so they don't touch your siding or roof, helping reduce moisture buildup and preventing storm damage.
Inspect your deck for loose railings, popped fasteners, cracked boards, or areas that could benefit from cleaning or resealing.
Replace worn garage door weatherstripping to help keep out water, bugs, rodents, and drafts.
Check exterior doors for worn weatherstripping and make sure they seal tightly.
Test outdoor lighting and replace any burned-out bulbs before the darker months arrive.
Change your HVAC filter and consider scheduling a furnace or heat pump service before everyone else starts calling in the fall.
Test smoke and carbon monoxide detectors and replace batteries if needed.
Look around your water heater, sinks, and hose bibs for small leaks that could become major problems later.

A Little Prevention Goes a Long Way

Many of the biggest repair projects we see start with something small:

A tiny gap in the caulking
A loose piece of flashing
One soft fascia board
A clogged gutter
A small roof issue that goes unnoticed

Those small repairs are usually inexpensive during the dry season. If left alone through another rainy winter, they can lead to rot, mold, damaged insulation, or structural repairs.
